BASE 1
Preparations | Needed Documentation
Once you decide to sell your property, preparation is key. Before the starting signal, everything must be in place. The first step in the sales journey is gathering all relevant information about your property, including its financial background. This includes operating costs, previous repairs, and the original purchase price, allowing our agents to assess the market accurately and recommend a realistic asking price.

The documentation required, which we can also assist you in obtaining, includes:
- Nota simple confirming the legal status of the property
- Escritura or title deeds
- Water and electricity contracts or recent bills
- Basura receipt for waste collection
- Most recent IBI receipt, the annual local property tax
- Community fee documentation confirming membership in the residents’ association
- Energy certificate
- Owner’s passport or ID and NIE, the Spanish tax identification number

Newsletter Campaign | Network Reach
With an experienced team and an extensive database, we execute targeted newsletter campaigns designed to highlight the unique strengths of your property. Each newsletter is crafted with a specific audience in mind.
For example, a golf-front villa is promoted with messaging aimed at golf enthusiasts, emphasising lifestyle benefits and course proximity. A family-oriented home in a gated community is positioned around safety, privacy, and space for children.
These are not generic mailouts. They are carefully tailored communications designed to spark genuine interest among buyers and agents most likely to engage. Once prepared, the newsletters are distributed to our network of over 10,000 clients and agents.

BASE 3
Property Viewings
Following the open house, we transition into private viewings. These are arranged both with our direct clients and with collaborating agents who have shown interest during the event. This step allows us to focus on serious buyers while tailoring each viewing to their priorities and preferences.
Starting with an open house creates momentum and visibility within the agent network. Moving into private viewings builds on that momentum, creating a sense of urgency and exclusivity that enhances the property’s appeal and supports a quicker outcome.
Action Plan Follow-up | Review
After approximately three months on the market, our sales team conducts a detailed review of performance. We analyse the volume and quality of enquiries and assess how the property is being received.
If strong interest has not materialised, we identify areas that may require adjustment. This often involves reviewing the pricing strategy but may also include improving presentation through staging, refining the marketing approach, or expanding outreach to new audiences.
In such cases, we arrange a meeting with you to discuss findings and agree on a revised action plan. This collaborative review ensures that the strategy remains aligned with market conditions and buyer expectations.

Sale
As offers begin to arrive, momentum builds and the finish line comes into sight. Your agent will present all offers to you, regardless of size or structure. You remain fully in control, deciding whether to accept, counter, or decline.
Once a price is agreed, the transaction moves into the reservation stage. The buyer pays a reservation fee, temporarily removing the property from the market while due diligence is completed. This period typically lasts around 14 days. If everything is in order, both parties sign the private purchase contract, securing 10 percent of the agreed price minus the reservation amount. This sum is transferred to your lawyer’s account as confirmation of the buyer’s commitment.
The completion date is then agreed and included in the contract. On that day, the remaining 90 percent is paid. You or your legal representative meet at the notary’s office, where ownership is officially transferred and the keys are handed over to the new owner.
